First-brief checklist
- Space type — detached home, townhome, condo, retail, office or an area within a factory.
- Location and status — province, development, new build, occupied space or renovation.
- Area — approximate floor area, levels and rooms in scope.
- Users — who uses the space, how many people, ages, routines, customers or staff.
- Required functions — distinguish between must-haves and nice-to-haves.
- What stays or changes — structure, systems, furniture, materials or existing brand elements.
- Target budget — separate design, construction, furniture and equipment where possible.
- Timing — decision, construction and opening targets, including flexibility.

- a dimensioned existing plan;
- photos and a walk-through video;
- north orientation or sun information where available;
