DESIGN PRINCIPLES

Designed for real life, not only a beautiful image.

We frame each design around the Thai context before selecting decorative finishes.

01

Comfort in a tropical climate

Sun, heat, airflow, air-conditioning, humidity and maintenance are considered alongside the atmosphere of the space.

02

Every square metre has a reason

Layouts begin with people, belongings, routines and circulation—especially in space-conscious townhomes and condos.

03

Clearer decisions before work begins

Concept, layout, materials, key details and agreed visualisations help everyone work from the same direction.

FROM IDEA TO DRAWING

What turns an idea into a buildable space.

Every drawing supports a decision—from how the space works to the details a delivery team needs to understand consistently.

WHAT WE DESIGN

From one person’s home to the spaces that support an organisation.

Each space is designed around real use, the client’s character and the particular constraints of its building.

Detached homes & villas

Family spaces that connect indoors and outdoors, provide shade, stay easy to maintain and support life in Thailand.

Townhomes & semi-detached homes

Solving narrow frontages, daylight, circulation and shared functions without making the space feel compressed.

Condominiums & apartments

Making compact rooms feel open and useful, with storage that does not overwhelm the plan.

Retail, cafés & offices

Customer and staff journeys, service flow, brand atmosphere and the daily care of the space considered together.

Factory offices & shared areas

Concepts for reception, offices, meeting, welfare and circulation areas, coordinated with responsible engineering and safety specialists.

A CLEAR PATH

From a scattered brief to a design you can decide on.

Every project follows a clear sequence of decisions, with details adjusted to the scale and building type.

  1. 01

    Listen and frame

Gather the space type, location, users, target budget, timing, priorities and elements to retain.

  2. 02

    Study and direct

Review site context, constraints, daylight, climate, systems and the project’s decision priorities.

  3. 03

    Develop the concept

Test layouts, atmosphere, materials and spatial views, then select a direction together.

  4. 04

    Document for coordination

Develop the agreed scope and identify items requiring an architect, engineer or specialist’s approval.

  5. 05

    Review before handover

Check design alignment, open decisions and the information passed to the selected contractor or delivery team.

BEFORE WE START

Questions worth answering before design begins.

What types of space can be designed?

The initial scope covers detached homes, villas, semi-detached homes, townhomes, condos, apartments, retail, cafés, offices, commercial buildings, and office or shared areas within factories. Project-specific requirements must be assessed first.

What should I prepare for the first conversation?

Bring the location or existing plan, approximate area, photos, user needs, required functions, references, target budget and desired timing. Clear constraints make the next assessment more useful.

Can construction coordination be included?

The scope can extend from design into coordination with the selected delivery team, depending on the project. Structural, building-system and professional sign-off work is undertaken with the responsible specialists.

Which drawings will I receive?

A package may include space plans, furniture layouts, material direction, 3D views, elevations and detailed drawings. The exact deliverables are listed in each project proposal.

YOUR SPACE, CLEARLY DEFINED

Start with the space, its users and what needs to change.

Use the project checklist to organise the essentials. That same information becomes the basis for a suitable design scope.
